Kailash Kher Makes ₹25 Lakh on BKC Office Sale Just 10 Months After Purchase

Singer Kailash Kher has sold his 2,619 sq ft office space in Mumbai’s Bandra Kurla Complex (BKC) for ₹10.75 crore, around 10 months after purchasing the property for ₹10.50 crore.

According to property registration details accessed by CRE Matrix, Kher purchased the commercial property in November last year and has now sold it for ₹25 lakh more than his original purchase price. The latest transaction was registered on September 9, 2026.

The office was sold to Lakewater Retail Private Limited. Located on the seventh floor of Trade Centre, opposite the MTNL Building in BKC’s Bandra East, the property has a carpet area of 2,619 sq ft and also includes one car parking space.

The sale was completed for ₹10.75 crore, while a stamp duty of ₹64.50 lakh was paid on the transaction. Based purely on the purchase and sale values, the property recorded an appreciation of around 2.4% in less than a year.

However, the ₹25 lakh difference does not represent Kher’s actual net profit. Other expenses, including stamp duty, registration charges, taxes and transaction-related costs, would need to be considered when calculating the final returns from the deal.

Kailash Kher and Lakewater Retail Private Limited could not be reached for comment on the transaction.

About the Trade Centre Building

Trade Centre is a 10-storey commercial building in BKC. More than a decade ago, Wadhwa Constructions sold office spaces in the project. The building received a partial Occupation Certificate (OC) in September 2008 for the third to 10th floors, followed by another approval in October 2008 covering the ground floor and part of the first floor.

BKC Remains a Major Commercial Hub

Bandra Kurla Complex is one of Mumbai’s most prominent and expensive commercial districts, housing major corporate offices, financial institutions and premium commercial properties. The area has also attracted several Bollywood celebrities who have invested in real estate.

In 2024, actor R Madhavan purchased a residential property in BKC for ₹17.5 crore. The ready-to-occupy property spans around 4,182 sq ft and comes with two parking spaces.

Prime commercial properties in BKC continue to attract investors because of the area’s connectivity, proximity to major corporate occupiers and potential for rental income and long-term capital appreciation. Kher’s latest transaction adds another celebrity-linked deal to BKC’s active real estate market.
