Bollywood star Ranbir Kapoor has once again grabbed attention, this time not for a film but for a major real estate move in Mumbai’s luxury property market. The actor has reportedly leased out his lavish apartment in the upscale Pali Hill area of Bandra West for a massive monthly rent of ₹11 lakh.
According to property documents accessed by Zapkey, the leave-and-license agreement for the apartment was officially registered on May 19, 2026. The apartment is located on the seventh floor of the famous Vaastu building in Mumbai a residence long associated with Ranbir Kapoor and his wife Alia Bhatt before they shifted to their newly renovated family bungalow.
Spread across approximately 2,460 square feet, the luxury apartment was originally purchased by Ranbir in 2016 for around ₹35 crore. The home was reportedly designed by celebrity interior designer Gauri Khan, known for designing homes of several Bollywood celebrities.
The apartment has now been rented out to Aditya Shukla for a period of five years. Reports suggest the agreement also includes a 5 percent rent escalation clause over time along with a hefty security deposit of ₹45 lakh.
Ranbir and Alia have now moved into the iconic Krishna Raj Bungalow in Pali Hill, which has been under renovation for several years. The bungalow holds deep emotional value for the Kapoor family as it was originally owned by Ranbir’s grandparents and later inherited by Rishi Kapoor and Neetu Kapoor in 1980.
Named after Ranbir’s grandmother Krishna Raj Kapoor, the bungalow has now transformed into one of Mumbai’s most luxurious celebrity homes. Reports estimate the property’s value at nearly ₹250 crore, placing it among iconic celebrity residences like Mannat owned by Shah Rukh Khan and Jalsa owned by Amitabh Bachchan.
The renovation of Krishna Raj bungalow reportedly took several years and was completed in 2025. One of the most emotional aspects of the house is said to be a special room dedicated to the memory of Rishi Kapoor, who passed away in 2020 after battling leukaemia.
Apart from his Mumbai property investments, Ranbir recently made headlines for purchasing a premium land parcel in Ayodhya for approximately ₹3.31 crore. The plot is part of The Sarayu, a luxury development project by The House of Abhinandan Lodha situated along the Sarayu River.
The project reportedly includes premium lifestyle amenities, a clubhouse and a luxury vegetarian hotel managed by The Leela.
On the professional front, Ranbir Kapoor is currently preparing for one of the biggest films of his career — Ramayana. The ambitious two-part project reportedly carries a massive budget of nearly ₹4,000 crore and features Ranbir in the role of Lord Rama.
The film also stars Yash as Ravana, Sai Pallavi as Sita, Sunny Deol as Lord Hanuman and Ravie Dubey as Lakshman.
From blockbuster films to luxurious real estate investments, Ranbir Kapoor continues to remain one of Bollywood’s biggest stars both on-screen and off-screen.
