Bollywood icon Madhuri Dixit has made headlines once again, this time for a smart real estate move. The actress has sold her commercial office space in Mumbai’s Andheri West for ₹4.85 crore, nearly 18 years after purchasing it for ₹52.5 lakh. The deal highlights the remarkable appreciation in Mumbai’s commercial property market and reflects the growing interest of celebrities in investing in real estate.
According to property registration documents accessed by CRE Matrix, the transaction was officially registered on June 23, 2026. The office has been purchased by Frames Production Company Private Limited.
The property is located on the fourth floor of Morya Landmark-II Premises Co-operative Society Ltd in Oshiwara, off Link Road, one of Andheri West’s prominent commercial hubs. Spread across a carpet area of approximately 1,594 square feet, the office also comes with three dedicated car parking spaces. The transaction attracted a stamp duty of ₹29.10 lakh.
What makes the deal particularly noteworthy is the incredible increase in the property’s value. Madhuri had purchased the same office in May 2008 for ₹52.5 lakh. With the latest sale price of ₹4.85 crore, the property’s value has increased by nearly 824 percent, making it one of the actress’s most profitable long-term investments.
The transaction once again underlines the strength of Mumbai’s commercial real estate market, especially in areas like Andheri West, which has emerged as a major business and entertainment hub over the years.
Interestingly, this isn’t Madhuri Dixit’s only recent real estate move. Earlier this year, the actress leased a commercial office in Lower Parel for a five-year period. The office, located in One Lodha Place, has a carpet area of 731 square feet and was taken on lease for a total rental commitment of approximately ₹2.81 crore over five years. The monthly rent begins at ₹4.25 lakh, with a five percent annual escalation.
Before that, Madhuri had also sold a luxury apartment in Mumbai’s Juhu, further indicating her active management of her real estate portfolio.
Over the past few years, several Bollywood celebrities have increasingly invested in commercial properties alongside luxury homes. Industry experts believe that office spaces provide stable rental income and strong long-term appreciation, making them attractive investment options. Stars such as Hrithik Roshan, Saif Ali Khan, Kartik Aaryan, and Madhuri Dixit have all been linked to significant commercial property transactions in recent times.
While neither Madhuri Dixit nor Frames Production Company Private Limited has publicly commented on the latest sale, the transaction has once again highlighted how strategic real estate investments can generate substantial returns over time.
With an appreciation of more than eight times its original purchase price, the sale stands as another example of Mumbai’s thriving commercial property market and Madhuri Dixit’s successful investment decisions beyond the world of cinema.
