Bollywood actor Saif Ali Khan has added another major commercial property deal to his Mumbai real estate portfolio. According to property registration documents accessed by CRE Matrix, the actor has leased two commercial units measuring a combined 5,692 sq ft of RERA carpet area at Kanakia Wall Street on Andheri Kurla Road in Andheri East.

The commercial space has been leased to Durva Fintech Private Limited for a monthly rent of ₹22.76 lakh. The five-year leave and licence agreement was registered on September 29, 2026, and covers the period from May 10, 2026, to May 9, 2031.

Saif Ali Khan’s Commercial Property Deal: Key Details

The two commercial units are located on a higher floor of Kanakia Wall Street in Chakala, Andheri East, a business district in Mumbai. The agreement lists Saif Ali Khan as the licensor, acting through his constituted attorney, while Durva Fintech Private Limited is the licensee, represented by its director Vikaas Mohan Sachdeva.

The combined area of the units is 5,692 sq ft, with the monthly rent fixed at ₹22,76,800. Based on the RERA carpet area, this works out to approximately ₹400 per sq ft per month.

The agreement also provides for an annual rent increase of 5% over the five-year tenure. With the scheduled increases, the total rent payable over 60 months is expected to exceed ₹14 crore, excluding applicable Goods and Services Tax (GST).

₹2.36 Crore Security Deposit and Two Months Rent-Free

The agreement includes a security deposit of ₹2.36 crore, which is more than 10 months of the starting monthly rent. The tenant was also given a two-month rent-free period from May 10 to July 9, 2026, to carry out interior and fit-out work before the rent commencement date of July 10, 2026.

Such arrangements can give a commercial tenant time to prepare a space for business operations before regular rent payments begin. In this case, the agreement sets out both the rent-free period and the annual escalation for the full five-year term.

Saif Ali Khan Bought the Units for ₹30.75 Crore

The registration documents indicate that Saif acquired the two commercial units in November 2025. Index-II records show that the combined purchase value was ₹30.75 crore, with both transactions registered on November 18, 2025. The units were purchased from Apicore Pharmaceuticals Private Limited, according to CRE Matrix.

The latest lease means the commercial property is now generating rental income for the actor. However, the documents cited in the report do not establish the net income he will receive after taxes, expenses or other applicable charges.

Saif’s commercial property deal comes amid other high-value office transactions in Mumbai. Elon Musk’s satellite internet venture, Starlink Satellite Communications Private Limited, recently leased a 1,294 sq ft office space in the Chandivali area for five years, with the total rent reported at ₹2.33 crore.

These transactions highlight continued activity in Mumbai’s commercial property market, where businesses lease office spaces for multi-year periods and property owners secure long-term rental arrangements.

A Look at Saif Ali Khan’s Mumbai Real Estate Portfolio

Apart from his commercial holdings, Saif Ali Khan also owns residential properties in Mumbai. He lives in a luxury apartment in Bandra West, in the Satguru Sharan building, which he purchased in April 2012 for ₹23.50 crore, according to property registration records cited in the report. The apartment reportedly measures more than 6,500 sq ft.

Before moving to Satguru Sharan, Saif and his wife, Kareena Kapoor Khan, lived in the Fortune Heights apartment complex in Bandra. Reports also state that Saif purchased an apartment measuring more than 950 sq ft in the same complex in April 2016 for ₹7 crore.

With the latest commercial lease, Saif’s property portfolio includes assets that serve different purposes, from residential living to commercial rental income. The Andheri East agreement stands out for its sizeable monthly rent, substantial security deposit and five-year commitment.
