Actor Ronit Roy has entered into a five-year rental agreement for his office space in Mumbai, earning a monthly rent of ₹2.1 lakh. The 950-square-foot commercial property in Andheri West has been leased to skincare and haircare company Kerawi Care (OPC) Private Limited. According to documents accessed by real estate data analytics firm CRE Matrix, the total rent over the 60-month period is expected to reach nearly ₹1.39 crore.
The leave-and-licence agreement was registered on June 12, 2026. The office is located on the fourth floor of Vastu Prestige, near City Mall in Andheri West, one of Mumbai’s established commercial and residential areas.
Ronit Roy’s Office Space Comes With a Five-Year Agreement
According to the registered documents, the tenant will initially pay ₹2.10 lakh per month for the office space. A security deposit of ₹6.5 lakh has also been paid under the agreement.
The contract includes an annual rent escalation of 5%, meaning the monthly payment will gradually increase over the five-year period. The rent is scheduled to rise from ₹2.10 lakh in the first year to ₹2.20 lakh in the second year, ₹2.31 lakh in the third year, ₹2.43 lakh in the fourth year and ₹2.55 lakh in the fifth year.
The agreement also includes a 36-month lock-in period for both parties. This means the arrangement has a three-year minimum commitment under the lock-in clause.
As per the agreement, maintenance expenses, including applicable rates, taxes, levies, assessments and non-occupancy charges, will be borne by the licensor. Electricity bills will be paid directly by the tenant according to actual consumption. The documents do not specify any dedicated car parking allocation for the office.
Ronit Roy could not be reached for comment on the transaction.
Ronit Roy’s Earlier ₹18.94 Crore Property Purchase
This is not the actor’s first major real estate transaction in Mumbai. Around two years ago, Ronit Roy purchased a 4,258-square-foot apartment in the Versova area for ₹18.94 crore, according to property registration documents accessed by IndexTap.com.
The apartment is located in the Lodha Versova project by Macrotech Developers, also known as Lodha, near Yari Road. The property reportedly comes with four car parking spaces.
The transaction also involved a stamp duty payment of ₹1.13 crore and registration fees of ₹30,000, as mentioned in the property documents.
Mumbai’s property market continues to attract actors and other high-profile individuals, with areas such as Andheri, Versova, Juhu, Bandra, Khar and Lokhandwala remaining popular locations for residential and commercial investments.
