Bollywood actor Hrithik Roshan has added another major commercial real estate deal to his portfolio by leasing out a 2,727 sq ft office space in Goregaon East, Mumbai. The property has been leased to QuantumX Global Private Limited for a period of five years, with the total rent estimated at around ₹4.82 crore over the lease term, according to property registration documents accessed by CRE Matrix.
Office located in Lotus Corporate Park
The commercial office is situated on the 14th floor of the E-Wing of Lotus Corporate Park, located in the Graham Firth Steel Compound in Goregaon East. The property is part of one of Mumbai’s established commercial areas, making it a potentially attractive location for businesses looking for office space in the western suburbs.
The lease agreement was registered on August 31, 2026, while the licence and rent commencement date has been fixed for September 5, 2026. The agreement has a tenure of 60 months, or five years.
Rent to increase by 5% every year
According to the registered agreement, the office has been leased at an initial monthly rent of ₹7.30 lakh. The agreement includes an annual escalation clause of 5%, meaning the rent will increase every year during the five-year lease.
The monthly rent is expected to rise approximately as follows:
- Year 1: ₹7.30 lakh per month
- Year 2: ₹7.67 lakh per month
- Year 3: ₹8.05 lakh per month
- Year 4: ₹8.45 lakh per month
- Year 5: ₹8.87 lakh per month
Based on these annual increases, the total rental value over the five-year period works out to approximately ₹4.82 crore. Some reports have cited the figure as approximately ₹4.84 crore, depending on the calculation and rounding.
Another major Mumbai property deal
The latest transaction comes shortly after Hrithik Roshan made headlines for another commercial property deal in Andheri West.
In that transaction, the actor reportedly leased out a nearly 6,000 sq ft commercial office space to Clearsynth Labs Limited for five years. The property has a starting monthly rent of around ₹17 lakh. The premises comprise seven units at Lotus Nilkamal Business Park on New Link Road and reportedly include seven car parking spaces. The tenant also paid a ₹68 lakh security deposit, according to property documents.
Hrithik Roshan’s growing commercial property portfolio
Hrithik Roshan has increasingly been in the news for his commercial real estate investments. Apart from his Mumbai properties, he has also held commercial assets in Pune.
Earlier, he had leased a 9,209 sq ft commercial office space at the World Trade Center in Kharadi, Pune, with the property leased to flexible workspace operator Regus Ruby Business Centre at a monthly rent of around ₹6.08 lakh.
His commercial property activity also extends to previous deals involving his family. In November 2025, Hrithik, along with entities linked to his family, reportedly purchased multiple commercial office units in Mumbai. Reports put the value of one such transaction involving 10 office units at around ₹28 crore.
The Roshan family’s real estate activity
Hrithik’s latest lease also comes amid continued real estate activity by the Roshan family. His parents, filmmaker Rakesh Roshan and Pramila Roshan, recently leased out an apartment in Mumbai’s Juhu-Vile Parle Development (JVPD) Scheme for three years. The rental income from that agreement is expected to be around ₹1.89 crore over the lease period.
Rakesh Roshan has also been involved in other significant property transactions. In January 2026, he reportedly sold a 1.09-hectare plot in Pune district for ₹15 crore, according to registration documents accessed by CRE Matrix.
With Hrithik’s latest Goregaon lease, the actor’s commercial real estate investments continue to attract attention. The five-year agreement provides him with a steady rental income while the annual escalation clause increases the value of the property deal over time.
