One8 Commune Bengaluru Outlet Shut Amid Legal Dispute; Brand Denies Financial Defaults

The Bengaluru outlet of One8 Commune, previously associated with cricketer Virat Kohli, has been shut following a court order linked to a dispute over alleged unpaid dues and regulatory lapses. The restaurant chain, however, has issued a detailed clarification disputing the claims and attributing the closure to compliance-related issues.

Located near M. Chinnaswamy Stadium, the outlet was ordered to cease operations after the property owner approached a city civil court over reported rent arrears exceeding ₹2 crore, along with pending maintenance charges and revenue-sharing disputes. The court directed that the premises remain closed until outstanding payments are cleared.

Responding to the reports, One8 Commune stated that the media narrative “inaccurately represents the circumstances surrounding the closure,” reiterating that the shutdown was due to building-level regulatory compliance issues that were the responsibility of the property owner. The brand further emphasized that it does not have any unpaid dues and termed such allegations “incorrect and misleading,” while stressing that “the safety of our patrons and team is of paramount importance.”

The company also confirmed that operations at the Bengaluru location will not resume, effectively marking a permanent shutdown of the outlet.

According to earlier developments, Kohli had already distanced himself from the outlet prior to the closure amid compliance concerns. The restaurant, operated by Trio Hills Hospitality, had reportedly faced scrutiny from civic authorities over multiple regulatory issues, including missing fire safety clearances, operating hour violations, and other licensing concerns raised by the Bruhat Bengaluru Mahanagara Palike.

In addition, a case was filed last year under the Cigarettes and Other Tobacco Products Act for the absence of a designated smoking area, while another violation related to extended operating hours had also drawn regulatory action against the establishment.

Opened in December 2023, the Bengaluru outlet had initially generated strong interest but reportedly saw declining footfall and mounting operational challenges in recent months, particularly after Kohli stepped away from brand association.

The case highlights the growing compliance pressures faced by high-profile hospitality ventures operating in prime urban locations.
